AREA Title Agency, Inc. has two locations; 709 Madison, Suite 101, Toledo 43624, and 1405 Bernath Parkway (off Airport Highway between Reynolds Rd. and Holland-Sylvania Rd.), Toledo 43615.  From these locations we have direct and daily access to all County, Federal, State and City departments and offices required to perform any title service needed. We are familiar with and maintain ongoing working relationships with the employees who staff these facilities. All of the work needed to meet your needs will be done by AREA Title Agency’s employees, with information gathered form its own title plant and all other necessary official public records.

AREA has it’s own Title Plant, one of the oldest in Toledo. We also have access to another Title Plant in Lucas County, as well as other title resources dating back to the early 1900’s.

AREA Title Agency’s current staff of title examiners has a combined total of over fifty years of experience in examining real estate titles. Two of these employees are attorneys, each with over twenty years of experience in all facets of the title industry.

All of our examiners follow written search procedures. Each order is assigned to a particular examiner, who is then required to examine all aspects of that individual parcel of property. We do not “assembly line” our examinations when following a chain of title. Our examiners do the parcel’s entire examination from start to finish, including typing the commitment and other relevant documents that are to be issued. We do not have different people do different parts of the same examination. We have found that our method leads to a more consistent, thorough and error free search. Each title is then reviewed by a Title Agent and a company Title Officer for corrections, content and final signature.

AREA Title has performed over fifty thousand title searches with only one title insurance claim. Our firm has three licensed and registered Title Insurance Agents with the State of Ohio and one with the State of Michigan. Each of our agents is required to complete continuing education requirements as mandated by the State of Ohio Department of Insurance. Our title insurance policies and practices are reviewed annually by our insurance underwriters and we have always been granted the highest rating and deemed to be in compliance with all federal, state and local standards and requirements.

As closing agents, AREA Title Agency, Inc. acts on behalf of the lender. We provide Insured Closing Letters to the lender assuring them that we will comply with their written closing instructions. The Insured Closing Letter indemnifies the lender as to the integrity of the closing process, including the execution of documents required and the disbursement of funds necessary to establish the validity, enforceability and priority of the mortgage lien..

Our Escrow Officer's responsibility is to conduct a smooth, competent closing. They will not act as an attorney, nor will they interpret these documents or make recommendations to the borrower about them. Such specific questions from the borrower will be referred directly to the lender.

AREA Title is not owned by any lenders or realtors, in whole or in part. AREA Title is an independent escrow agent with no affiliations to anyone else at the closing table.

Our Closing Secretaries have many years of experience closing all types of loans, both residential and commercial, conventional, VA/FHA and cash transactions. Our document and escrow procedures allow for a timely and accurate assessment of what will be required to complete your closing package and to close your loan.

We are on-line with most national lenders to allow downloading of complete loan packages. Title examinations and loan closings are performed routinely in fifteen Ohio counties and five Michigan counties. Our paperless closer system allows you to view your title products and your HUD-1 settlement statements the moment they are ready. it also allows you to check on the real-time status of those same products.

AREA Title also routinely provides title examinations on a contract basis for a number of other Title Companies in Ohio, Michigan and throughout the country. We have a residential relocation department that receives referrals from numerous companies involved in the relocation of their employees.

In sum, nothing is new to us, and we’ve worked with almost every lender and other title service provider in the marketplace. AREA Title has done every kind, type and size of job, many times over.
