ONE CALL DOES IT ALL: When you place a Title Order with AREA, you can also order your appraisal, survey, and other inspections at the same time, and set up a projected closing date, location and time.

A. COMMUNICATION:

1. When placing a title order by phone, ask for the order desk. They will see that you get your commitment in a timely fashion.
2. When you receive your commitment, if you have not already done so, call us to set up your closing.
3. When calling to set up a closing, or if you have a question about a closing, ask for anyone in the closing department.

B. AREA will send you CONFIRMATIONS of:

1. Your Title Order: This confirmation form will tell you who will get copies of the title work, when to expect it to be done and in your hands, and confirm all information already provided to us.
2. Your Closing: This confirmation tells you when and where your closing is set, and who the expected participants will be.

Each confirmation will also contain our order number, and it will restate all the other information you have given us.

C. Time and Location of Closing:

1. Time: You may close your transactions at the Time of your choice; this means DURING REGULAR BUSINESS HOURS, IN THE EVENING OR ON WEEKENDS.
2. Location: You may close your transactions at our Downtown Toledo location, 709 Madison, Suite 101, AREA’s Airport Highway location, 1405 Bernath Parkway, AREA's Tiffin office, 35 Court St. Suite 201, Tiffin, OH 44883, or AT ANY LOCATION OF YOUR CHOICE.
3. Parking: Nearby and FREE.

D. What you should bring to the closing:

1. "Good funds" (certified funds) - call early to make sure of amount.
2. Fire, Hazard, or other Insurance Evidence as needed.
3. Two Forms of ID, one with a picture, for anyone who will sign anything.
4. A properly executed deed.
5. Other documents your lender requires you to bring.
